Finding the Right Property

Finding the ideal property to invest in is half the battle. We will meet you and discuss your requirements in depth so that we understand exactly what you require from your property investment, your budget and your timescales. Most people are looking for either capital growth over time, an enhanced monthly income, or a combination of the two. Once we have listened to you, we will suggest a property investment strategy tailored to your needs that targets certain areas in and around Bristol.

With a strategy agreed we will begin searching for properties that suit both your budget and the agreed investment strategy. We will view potentially suitable properties on your behalf and report back to you on those we consider suitable.

The Buying Process

We will deal with the vendor and/or their estate agent for you throughout the buying process, so you don’t get bogged down in the nitty gritty. We will recommend a Bristol firm of solicitors and a mortgage broker if you do not already have one you trust. Although we cannot do everything for you in this regard, as solicitors and brokers are required to verify your identity and your instructions, we will take the stress out of the purchase as much as we can by dealing with enquiries, chasing solicitors and advising on the contents of the building survey.

Post Purchase Work

Your new property will almost certainly need some work to ensure it meets your expectations as an investment and complies with fire safety and licensing requirements. We will specify the work and obtain quotes from trusted contractors for your approval and ensure the work is carried out to your satisfaction. Whether it’s a redecoration or a planning application and full HMO conversion, we have the right people to get the work done quickly and on budget.

Finding a Tenant

Once the purchase and subsequent work is complete, we will find you a tenant that suits your investment strategy, be that a family looking for a home or one of our specialist corporate tenants who pay over market rate for long term tenancies. We prepare the contract on your behalf and ensure that the property is clean and complies with all relevant safety standards before they move in.

Ongoing Management

Nobody likes being called on a Sunday with a maintenance emergency. That’s why we’re here. We also fulfil your licensing criteria for HMOs, inspect the property regularly, ensure the property complies with relevant safety standards, collect the rent, maintain your accounts, book maintenance work and are the point of contact for the tenants, tradesmen, utility suppliers and Bristol or South Gloucestershire council.

Accounts

Through our sister company, Fox & Fox Accounting, we can prepare your annual accounts for your self-assessment or corporation tax return, maintain a full bookkeeping service and even do payroll for your limited company.
